Villa Ruza was built in 1901 and is a detached stone-built house located on the seafront of Tivat Bay. Villa Ruza is ideal for families and groups of up to 6 people. Free Wi-Fi is available throughout.
Villa Ruza is fully air conditioned with a beautiful terrace facing the sea. Villa Ruza was completely renovated to the highest standards in 2017. Villa Ruza faces west and enjoys the sun all day and the most amazing sunsets as the sun sinks over the bay and the mountains.
Villa Ruza has 3 bedrooms, 2 bathrooms, a fully integrated modern kitchen, dining room, living room and a private outdoor terrace.
The outdoor terrace is totally secure, child friendly, has a shaded eating area as well as plenty of space to set up the sun loungers, so you can relax in the sunshine. We can provide cots and high chairs on request for an extra charge.
The downstairs floor is tiled with the original red and cream stones which have been in the property for 200 years. The floor was re-laid as part of the renovation. You will see the same type of stone tiles in the old city of Kotor.
James & Lily Head are based in Warwickshire, England. We have an adult son and daughter. Villa Ruza is named after our daughter Rose (Ruza) who lives in New Zealand. We were introduced to Montenegro in 2009 by a friend who has a nearby sea front property and we fell in love with the landscape, the culture and the people.

We purchased Villa Ruza in November 2013 when it had been neglected for decades. The renovation began in September 2016 and was finished in August 2017.

Villa Ruza sits between the Church of St Roko, the Café Giardino and the seafront of Tivat Bay. We are in the heart of a small community right on the sea which you will enjoy. Everyone is friendly and you feel very safe and secure.
You can swim in the sea right in front of Villa Ruza. A few meters around the corner is a safe, gently sloping beach. The swimming is fantastic. The sea is warm, yet refreshing and clear.
The bells of the Church of St Roko sound between 07:00 and 22:00 each day every 30 minutes. You may see Don Nikola (our neighbour the priest) swimming in the sea or just hanging out. He is a friend of Villa Ruza. I recommend you go inside the church.
Café Giardino is 10 meters away. It is a quiet Konoba (water front restaurant / bar) which is owned by our neighbour Zoran and his family. They are super friendly and specialise in fresh fish dishes. Zoran and his son catch the fish themselves.
Café Giardino will deliver your order to the house if you would prefer to eat at home.
The nearest grocery store is Market Lastva which is 100 meters away. It is open until 22:00.
