Housed in a historic building, the recently renovated Kingston Guesthouse provides accommodation with a garden and free WiFi. This guest house features free private parking and luggage storage space. The guest house features family rooms. We stayed at room number 6, at the top floor (no lift). The room was very nicely decorated, everything was new, with a nice window, comfortable bed and amenities like fridge and coffee/tea. Enough plugs everywhere and even usb en usb-c connections. Our bathroom was outside the room, in the same floor, private for us. We didn’t find it a problem that it wasn’t en suite. The bathroom was also new and beautiful, with a window and proper lighting. The property parking was also a good bonus. Really easy connection to the city center by 10-15’ bus, the bus stop was 5’ walk away, safe to walk at night as well. The owners were super friendly, very quick with communication and accommodating. We definitely recommend it!

She was incredibly accommodating and responsive throughout my stay. She even went the extra mile by providing light breakfast every morning. I stayed here for six days, and it was a wonderful experience. Although the place is a bit far from the city centre, the bus stop is just a few steps away. The bus service is frequent, as the road is one of the main routes into the city.

Really clear advance info from Alia on access to Roost Hill, buses etc. She was super-helpful & kind during the stay, with prompt replies to queries. Spotless room, with careful, creative attention to making it attractive, welcoming & comfortable. Shower room well designed in a compact space. Plenty of tea/coffee on the hospitality tray with extras available on a help yourself basis. Excellent value for money & the room is smarter than many that charge more! We were in Edinburgh for The Fringe & usually stay in the city centre but prices were so high this year we chose to stay a little further out & use the bus. Roost Hill was in a fantastic location for this - the no 33 bus is so close by it was as easy as being further into the city, & it runs 3x per hour, is reliable & tickets are only £2 a single for any distance, it seemed. The location was great for the city centre, & the hospitality & presentation of Roost Hill were excellent. We were able to leave bags safely when we arrived very early, & leave them securely at the end of our stay & return to collect them later so it was very convenient. The rooms and beds are big enough and have a homely feel to them. The breakfast is insanely good. Would recommend everything but definitely try the porridge with whisky, honey and cream. I'll definitely be back whenever I visit Edinburgh. Location is near the tram as well.

Sinead and Chris are probably the best hosts in the world. I slept across the hall from the kitchen / breakfast area and they were able to be very quiet! It's 1min walking to the beach and 3min to the bus stop. The bed was so comfy. The shower nice and hot. For breakfast you can have the usual plus some scottish options, all delicious. Felt safe the whole time as a solo traveller (including bus trip at night). 10/10.
