I absolutely loved the rooms and decor. It was very spacious and served my family well. We loved the pool to dip in at the end of the day and especially the location as it was right in the heart of Nizwa, so close to the fort and souk. Our host was fantastic, really attentive and was on hand via WhatsApp to answer any questions. I would definitely stay again!

Huge rooms that are beautifully decorated, newly renovated, massive bathroom, plus the free use of a washer and a huge kitchen if you wanted to prepare your own meals. The grounds are also incredible - there is a pool, a playset for children, a grill area, and a massive garden with tons of fruit trees. Situated off a wadi, it is remote and quiet, but an easy 15 min walk to the old town. The man who owns and runs the property is super nice. We loved our stay and cannot recommend it more!

We booked this as we wanted to have a place from where we could just walk to the W6 Balcony Walk and this is right next to it. Ali and his family who live next door made us feel so very welcome and at home! The house is BIG and for just us 2 it was a little excessive haha but we had our own bedroom so that was nice. The views are beautiful. The house is comfortable. Very nice outdoor seating area in the shade. We had dinner at Ali his house and it was very good. I would recommend!

A good location for a stress-free stay in Sa‘ab Banī Khamīs, Jabal Shams Villa is a country house surrounded by views of the garden. We had the pleasure of staying at this wonderful villa, which was exclusively ours during our visit. The property is spacious, clean, and well-equipped, providing all the amenities needed for a comfortable stay. Additionally, its location is convenient, being just a 40-minute drive from Jabal Shams Balcony Walk. Although we did not have the opportunity to meet the owner, Ali, in person, he was exceptionally helpful and provided excellent advice over the phone. He remained available to assist us whenever needed. I highly recommend this villa for anyone seeking a relaxing and well-appointed place to stay.

Amazing privacy, private pool, decent kitchen, fully equipped bedrooms and living rooms, bbq spot, children playground and excellent sun rise and sun set views. The stay was worth every penny.
